AT&T plans to move its global headquarters out of Dallas proper and build a new corporate campus 20 miles north in Plano.
A larger proportion of new cars are being bought by affluent Americans as prices and interest rates for auto loans climb, analysts said.
HUBB NYC was among the buyers who closed out 2025 striking deals in Brooklyn. The firm acquired 599 Baltic Street from Adam America for $40 million last week, the Commercial Observer reported. The deal works out to $571,000 per unit for the 70-unit building, which appears to feature both rentals and condominiums. JLL Real Estate Capital provided a $29.7 million acquisition loan to HUBB for the purchase. None of the parties in the deal commented to the Observer on the transaction. Omri Sachs’ Adam America developed the nine-story building six years ago. It was part of a company portfolio of […]

The U.S. seizure of Venezuela’s president has governments, executives and investors bracing for wide-reaching business and geopolitical fallout.
Miki Naftali walks us on white marble floors to an indoor pool at the top of an Upper East Side condo tower. He is eager to talk about the ceiling’s heights. “I mean, look at the size of the windows here,” Naftali says, pointing to large arched openings that produce unobstructed views, all desired features of the building on East 83rd Street. Listening to Naftali on the minutia, you momentarily forget he was the guy whose most sweeping deal was buying The Plaza Hotel in 2004 for what was then a record price per room. Now, the short and upbeat […]

It wouldn’t be the end of 2025 without one more office distress scenario playing out in Manhattan. The debt backing Brookfield’s One New York Plaza was shipped to special servicing recently, the Commercial Observer reported. The goal of the maneuver is to aid Brookfield in modifying the $835 million CMBS loan backing the 2.5 million-square-foot tower at the intersection of South and Whitehall streets in the Financial District. It’s unclear what prompted the transfer of the loan, but time is of the essence, as it’s set to mature on Jan. 9. Brookfield has never been delinquent or late to make […]

Beijing has lent billions to Caracas in recent decades, and the fate of money it is owed is in question after the ouster of Venezuela’s leader.
Since the pandemic, New York City affordable developer Phipps has been giving more and getting less. Phipps manages about 10,000 affordable housing units using a comprehensive model, meaning that it provides social services to tenants — even to those who haven’t paid their rent. “It’s become quite a burden on us for property management and social services to try to get the help needed for our families,” Cathy Pennington of Phipps said. Distress in New York’s subsidized affordable housing has been worsening since the 2019 Housing Stability & Tenant Protection Act became law and then soaring insurance payments, high utility […]

Sales slow, costs mount and investors grumble and place blame on e-commerce, tariffs or a pandemic: Another retail chain is filing for bankruptcy. While creditors cross their fingers and lawyers go to court, landlords brace for missed payments. This is when Ivan Friedman’s phone rings. “In my business, bad is good,” he said. On the line, often, are the private equity firms and ownership groups who want to swoop in and buy low. To rescue a bankrupt chain, the companies need someone to renegotiate rents on hundreds of stores. It’s unpleasant but critical grunt work, and many believe Friedman does […]

The seven-story building at the Northeast corner of Walker and Church streets in Tribeca is mostly scaffolding — for now. But behind the curtain of beams and blue netting, the team at 32 Walker Street has been busy. Serhant’s Peter Zaitzeff has been quietly shopping five full-floor condos, one of which has already sold after asking close to $10 million. Zaitzeff, who is heading sales at the project, said his goal is to lock in three buyers before putting up any public listings. The quiet sales process is not a one-off, and is becoming something of a perk offered […]
