New York University’s Furman Center held a panel Wednesday morning on the city’s rent-stabilized housing stock.  At one point, Samuel Stein, a senior policy analyst at Community Service Society, made a somewhat radical suggestion: Given the distress in rent-stabilized buildings, if landlords don’t take part in well-designed city programs meant to help them, maybe someone else should take over. NYC’s top deals: Billionaires’ Row pad trades for $21M

There were 269 transactions totaling $379 million recorded in New York City over the prior 24 hours before 4 p.m. on Friday, Nov. 21, 2025. 🏆 Residential: The top residential transaction recorded in New York was for a three-bedroom condo at 111 West 57th Street along Billionaires’ Row. Qi Zhou and Peiyun Liao paid $21 million for a 4,200-square-foot pad. A Sotheby’s International Realty team led by Nikki Field is handling sales at the property, which was developed by JDS Development Group and Property Markets Group. Foreclosures, financial issues dog NYC real estate families

A number of notable landlords and developers found themselves in trouble in New York this week. Steve Croman is combating more than 28 active foreclosure lawsuits targeting properties he controls. In total, lenders allege Croman’s entities defaulted on more than $231 million in loan principals.  Twenty-one of the foreclosure suits were filed in the last week, many zby lender Orange Owner LLC. The principal of those associated loans totals more than $189 million In a court filing, Croman denied many of the allegations. Resi’s biggest names are in NYC this week, fighting over private listings

Some of the biggest names in residential real estate traded the boardroom for a drab Manhattan courtroom this week.  The four-day hearing kicked off on Tuesday with testimony from Compass CEO Robert Reffkin on his firm’s lawsuit against Zillow’s rules barring agents from listing homes on the platform that were publicly marketed outside of the MLS.
