Acumen Capital’s Pfizer building nabs October’s top outer borough loan

In the outer boroughs, several asset classes earned top lender dollars in October, including a well-leased industrial campus, ground-up rental buildings and mixed-use developments anchored by major retail. In Brooklyn, industrial and residential projects dominated the leaderboard, with big checks for Acumen Capital’s historic Pfizer complex and Harry Einhorn’s new Greenpoint rental. Landlords and tenants are leaving money on the table. I’m talking about SCRIE and DRIE, which stand for Senior Citizens Rent Increase Exemption and Disability Rent Increase Exemption. These programs freeze the rent for certain tenants whose rent is more than one-third of their income. But unlike Zohran Mamdani’s promised rent freeze, landlords get a tax credit to make up the difference. Everybody wins. Actually, only 42 percent win. There were 196 transactions totaling $326 million recorded in New York City over the 24 hours before 4:00 p.m. on Tuesday, Dec. 2, 2025. 🏆 Residential: The top recorded home sale in the Big Apple came in at $13.3 million, with the sale of a sponsor unit at Vornado Realty Trust’s 220 Central Park South in Midtown. The buyer was Helios Chamber Orchestra LLC, which purchased a 2,500-square-foot pad with two bedrooms, two and a half bathrooms, Central Park views and a balcony.
